New Development in Downtown Maryville Promises Growth and Community Charm

MARYVILLE, Tenn. — A new development project underway in downtown Maryville is set to reshape the area by attracting more businesses and entertainment options, all while maintaining its small-town appeal.

The project, known as Greenway Village, is expected to bring a range of businesses to the area, including the Great American Cookie Company and Marble Slab Creamery, which will share a combined space. In addition, themed Airbnbs will be located on the upper floors of the building. The development will also feature an Italian restaurant, a wine bar, a golf simulator, a medspa, and a Pilates studio.

James Tomiczek, President of Vision Property Services, the company behind the project, envisions a bustling, vibrant downtown area with something for everyone. “Give downtown Maryville a few more years, it’s going to be really an exciting and fun place,” Tomiczek said. His goal is to create a space where residents and visitors alike can gather and enjoy a variety of activities in one central location.

The development is one of several projects currently underway in the area, which is experiencing a wave of growth. Local business owners, including Jason Amburn, the owner of Amburn’s Market, have noticed a significant uptick in customers, as more people move to the region. “We’ve got a new hotel across the street to better serve Maryville and all those that are coming in,” Amburn noted. “A lot of people from all different parts of the United States are moving here, and they’re drawn to the friendly, welcoming atmosphere of East Tennessee.”

Despite the growth, many Maryville residents hope the town will retain its tight-knit community feel. “It’s not really crowded here yet, and that’s a big draw for people,” said local resident Stephanie Veal. “The people in this town are very welcoming, and I think that’s a big part of why people are moving here.”

Tomiczek, while excited about the growth, is dedicated to ensuring the town’s charm remains intact. “If you’re out on your bike, walking, or running, and you want to stop for a cookie or some ice cream, or grab a glass of wine, this will give people a place to relax and enjoy themselves right in downtown,” he said. “It really amps up the benefits of having the greenway here.”

The first wave of businesses is expected to open by this summer, with additional businesses set to follow in November. The entire development is slated for completion by next summer, bringing a mix of modern amenities and small-town warmth to the heart of Maryville.
